Boil 2 cups of water in a saucepan.
Add the loose tea or tea bags once the water is boiling.
Stir in the chai spice mix and sugar.
Reduce heat and let it simmer for 5-7 minutes.
In a separate saucepan, heat the milk over medium heat.
Whisk the milk until frothy or use a milk frother.
Remove the tea from heat and strain it into a cup.
Pour the frothed milk over the brewed tea.
Garnish with whipped cream and a sprinkle of chai spices if desired.
